Common questions
When is rent due?
Rent is due on the 1st of each month. Your lease lists the grace period and any late fee, and autopay in the resident portal is the easiest way to never miss it.
How do I set up autopay?
Sign in to the resident portal, open Payments and choose Auto Pay.
How do I renew or end my lease?
Your lease spells out the notice period. Reach out before your lease ends and we'll walk you through renewing or moving out.
What do I need to qualify?
Gross household income of at least 3× the monthly rent, a credit and background check for every adult (18+), no evictions in the past 5 years, positive rental history or prior homeownership, and a valid government-issued photo ID. The application fee is $49 per adult. Every application is judged by the same written criteria under the Federal Fair Housing Act and Kansas law.
Are pets allowed?
It depends on the home. Each listing shows its pet policy.
